Downtown, Moss Bay, Juanita, Finn Hill, Houghton, Totem Lake, Rose Hill, and Bridle Trails. Condos off Market Street, ramblers that take wind off the lake, and newer townhomes in Totem Lake. We know which walls are blocked and which ones need the right anchors.
Typical work. Doors that swell after rain. Lake-facing sliders that leak air. TV mounts in condos. Deck boards on Finn Hill. Punch lists after a kitchen update. Builder hardware that failed early in North Kirkland.
If you are in Kirkland, say so on the form. We can usually get there the same week.
Regular loop
Bellevue
Same written quote as Kirkland. Downtown condos and neighborhood houses.
Downtown towers, older houses in the Crossroads and Lake Hills area, and newer builds along 148th. Building rules are common. We work with management instead of arguing at the loading dock. You get the price in writing before we drive.
Typical work. Condo TV mounts and cable concealment. Vanity and faucet swaps. Trim and paint after new floors. Furniture assembly the day the box arrives.
If we are already crossing the 520, we will tell you whether we can add you this week.
Regular loop
Redmond
Homes near the campuses and the older streets west of downtown.
Redmond is on the same Eastside loop. Education Hill, Idylwood, and the newer plats toward 520. The work is the same fixture-level list we do in Kirkland. We do not add a surprise trip fee after the fact.
Typical work. TV and soundbar mounts. Door hardware that failed in a new build. Kitchen punch lists. Fixture swaps you already bought.
Send the city and a couple of photos. If the job is clear, we can price it without a visit.
Plateau loop
Issaquah
Booked with other Eastside jobs when the day is already headed south.
Issaquah Highlands, Olde Town, and the hills off Front Street. Longer driveways and HOA rules show up often. We tell you the window before we leave Kirkland so you are not waiting on a maybe.
Typical work. Doors and weatherstrip. Deck rails. TV mounts. Hardware and punch lists after a remodel.
Ask and we will say if we can get there this week. No surprise trip charge after you book.
Plateau loop
Sammamish
On the plateau with Issaquah. Same written quote.
Sammamish is farther, so we group it with other plateau work. Klahanie, Pine Lake, and the streets off 228th. Larger lots, more deck, more fence. We schedule a block, not a drop-in between two Kirkland jobs.
Typical work. Deck boards and rails. Gate and fence repair. TV mounting. Doors, trim, and kitchen hardware.
If we have a few jobs on the plateau, we can often add you the same week.
North loop
Bothell
On the north loop with Woodinville. Same week when we are already headed that way.
Downtown Bothell, Canyon Park, and the neighborhoods toward Kenmore. Mix of older houses and newer plats. Decks, doors, and leftover lists after new floors come up most. We tell you if we can get there this week before you wait around.
Typical work. Deck boards and gates. Door plane and weatherstrip. Closet and shelf work. General punch lists.
Kenmore is on this same drive if you are just west of Bothell.
North loop
Woodinville
Larger lots and shops. Booked as a morning block.
Woodinville jobs often include a shop, a fence, or a longer driveway. We schedule a morning block so we are not sitting on 405 at 4 p.m. Same written price as Kirkland. If the list grows once we are there, we stop and confirm before we add it.
Typical work. Fence panels and gates. Shop shelves and workbenches. Exterior doors. Deck rails on larger lots.
Say if there is a shop or a gate code. It saves a trip back to the truck.
Outside these cities? Send the quote anyway. If we can add you to a loop already going that way, we will say so. If not, you hear that the same day.
